Project Background and Objectives

Vextrix, a multidisciplinary consultancy known for its creative and collaborative culture, appointed Opus 4 to transform a newly acquired shell unit in Castlefields into a dynamic and functional workspace. The goal was to create an office that reflected their innovative approach while making practical use of the building’s existing mezzanine and unique structural features.

The client purchased a retail and office unit in Castlefields which was an empty shell.
The design needed to incorporate a full mechanical and electrical installation, including toilets, showers, a kitchen, and breakout spaces.
The client wanted to make use of the existing mezzanine floor while integrating bespoke joinery to maximise storage and fit the building’s unique structure.

To deliver on the client’s needs, we implemented the following solutions:

Complete CAT A & B refurbishment to deliver a fully functional workspace ready for occupancy.
Full M&E installation, including new lighting, ventilation, and power throughout.
Construction of new toilets, showers, and kitchen facilities to modern standards.
Creation of a breakout area and a mix of collaborative and private work zones.

Integration of the existing mezzanine as part of the new office layout to optimise usable space.
