Yorkshire Stainless Ltd recently moved to fully refurbished premises on Waddington Way, Rotherham. They required the construction of a modern two-storey office within their existing warehouse to support hybrid working and boost operational efficiency. Time constraints were a significant challenge, as traditional planning and construction timelines were not viable. The project’s aim was to develop an attractive and functional office space to enhance YSL’s recruitment efforts and improve overall productivity.

Two-Storey Office Build: Constructed within the existing warehouse, complete with a mezzanine floor to maximise space.
Full Cat A and Cat B Fit-Out: Delivered a complete fit-out, including furniture, for immediate operational readiness.
Hybrid Work Focus: Integrated breakout and meeting areas, private rooms for focused work, and video conferencing spaces to support flexible working.
Warehouse Enhancements: Production offices, trade counter, production welfare facilities
Sustainable Air Conditioning: Implemented an air source heat pump system for efficient climate control.

Biophilic Design: Incorporated a large living wall to promote wellbeing and align with modern office trends.
Complete Branding and Design: Provided all graphics, artwork, and 2D and 3D design visuals for cohesive branding.
Facilities for Inclusivity: Added changing rooms, child-friendly facilities, and upgraded toilet areas.
Acoustic Treatments: Installed ceiling baffles to enhance sound quality in collaboration areas.

Challenges and Solutions

The primary challenge was completing the fit-out within the strict 14-week timeframe while maintaining high standards of quality and sustainability. We addressed this by:
