Project Background and Objectives

Koura engaged Opus 4 to deliver a full back-to-shell rip-out and complete CAT A & CAT B fit-out of their 1980s brick-built building. The goal was to transform the space into a modern, sustainable office environment that aligns with current building regulations and incorporates the latest in energy-efficient technology and design.

As Principal Designer and Principal Contractor, we were responsible for full detailed design and project delivery, creating a functional yet visually appealing workspace. The focus was on sustainability, flexibility, and employee well-being, with areas designed to foster collaboration and support business growth.

Opus 4 implemented a range of design and technical solutions to achieve Koura’s vision:

Sustainable & Energy-Efficient Upgrades

Installed heat pump air-conditioning systems for improved energy efficiency
Integrated LED lighting throughout the space to reduce power consumption
Upgraded to CAT6a voice & data cabling for high-speed connectivity and future-proofing

Created a variety of workspaces to support different working styles, including:
